⚠️ URGENT: USC APARTMENT & RENTAL SCAMS ALERT ⚠️
Hey everyone, please be extremely careful when looking for housing around the USC campus right now. Scammers are heavily targeting students with fake listings, and there have even been reports of individuals posing as building managers or maintenance workers to get into units.
Before you sign anything or send money, protect yourself by looking out for these major red flags:
Upfront Payments Before a Tour: NEVER pay a holding fee, security deposit, or application fee before you have physically walked inside the apartment yourself. If they claim they are "out of town" but will mail the keys after you pay, it is a 100% scam.
Prices That Are Too Good to Be True: If you see a private 1-bedroom or studio near campus listed for $700–$900, it’s highly likely a trap to get your deposit. Check average market rates for the area.
Impersonator Warnings: Be wary of anyone showing up unannounced claiming to be management, maintenance, or an inspector. Always ask for official ID and call your leasing office directly to verify them before letting them into your apartment.
Vague or Copied Listings: Scammers often steal photos from real real-estate sites (like Zillow or Redfin). Reverse-image search the photos if a post looks suspicious or has generic descriptions.
Safe Practices:
Stick to verified platforms like the official USC Off-Campus Housing Database.
Always meet landlords in person at the property.
If you have encountered a scammer or a suspicious individual on or near campus, please report it immediately to the USC Department of Public Safety (DPS) or the LAPD to help keep our community safe.

Please notice that the reservation is first come first served.
If you do not meet the income requirements, a notarized parental guarantor form will be required. If you are employed, you need to show proof of income of at least two times the monthly rent.
To reserve a unit, a one-month deposit is required. Please ensure that the deposit is paid through either a Cashier’s Check or Money Order (personal checks are not accepted). The payment should be made payable to City Park Apartments.
Additionally, a total move-in cost is due upon signing the lease. This includes the application fee, prepaid rent for August, and other associated fees. For more details on the leasing procedure, please check under the Lease/Documents tab.

Rent: $2550 - $2850 (subject to LAHD & City Park approval).
Eligibility: At least one tenant must have a part-time/full-time job or paid internship. Upcoming jobs for Summer or Fall also qualify.
